Chair Person and L&V Property services turning a blind eye to distruction, vandalism, rulebreaking
Late night parties in the middle of the week, prostitution, garbage in walkways, maggots,rats the size of cats, no fines, basicly the wild west and they charge you thousands in Levy's monthly.

Good day

At this point im not sure who to adress in my emails as property owner at skyways capetown zonnebloem.

Every concern ive ever raised with our chairman as well as L&V Property has never been attended to. Over the years ive taken time to follow procedure and sticking to protocol as advised by our unreliable body corporate to use our security by making sure incidents gets reported and noted in the OB-Book(occurance book). As well as send the photos,videos, dates and times with parties involved as i believe to be part of the solution and not the problem.

Not only do our chairperson and property management NOT take these concerns seriously in any manner but they also have the audacity to never respond via email or phone calls as i have numerous emails unanswered and call sheets of me phoning them and not once having a follow up call or email.

It is for these reasons i will start to seek counsel. In my numerous emails ive adressed the issues that arise weekly with photo and video evidence. Ive taken it upon myself to aid our chair person and property management and help them to identify which tenants continuesly cause inconvenience and distruction to property and common areas like our walkways, stairs and lift entrance areas.

Today upon waking at 05:30am we had inconvenience caused in Schipol building due to our neighbours who left out their empty drinking bottles and food containers over the weekend infront of the lift area for days after partying into the early morning hours. Security came to give them warnings with them slamming the door and continuing to do as they please.

They made such a mess from their front door to where they illegally dumped their rubbish without the use of any refuse bags that not only was it smelly and sticky and blocking the lift from being used.

It also lead a stream of maggots from their doorway to the lift entrance passing our doorway and leading maggots crawling into my home and into my living room after waking up early to go to work and all over the walkways and passages.

We ran out of time this morning trying to clean it up and had to rush back home at 10:30am during work hours to attend the mess.

While cleaning the walkways abd lift area myself as i take pride in my property and where i stay, at 10:30 one of our assigned cleaners aproached. I asked if it would be possible to scrub down the area with soap or disinfectant due to the maggots being everywhere. Her response was truthful yet revealing

She said:
"sir there is no point for me to scrub the walkway as the tenants (her pointing to our next door neighbours door) always leave out their food and there are maggots at the lift area every day. Why clean today if its back again tomorrow?"

Its still mind blowing how all the disgusting photos, videos, go unanswered. But i still get monthly levy statements of R3000 minimum that needs to be paid everymonth.

I will also save my images, unanswered emails and call sheets as copies so i can write a proper business review for above mentioned service providers as well as online reviews regarding our experience in skyways zonnebloem Cape town with "L&V property services cc" as tenants and now owners.

Worst managing Agent
It's been over a month since we have requested the annual Financial Statements from them for a building in Kensington. They kept making promises saying that Friday the AFS would be ready one Friday after the other they kept making promises as if the problem was with the Auditors doing the AFS. After making contact with the auditors I was notified that they had requested further documentation from L and V but they were not getting any of the documents. If we don't get them we cannot sell if we cannot sell we cannot buy...i sent constant emails no1 cares not even the owner. They are just unprofessional and they don't care how they are affecting other people out there.

Hi Len Lowings if you want to save your company you better fire the people you have working for you check the reviews and they will tell you everything you need to know. It's been already 3weeks since we requested the 2019 financials of the Square on tenth one of the schemes your are managing and till now we are still waiting. No1 responds to emails we are promised call backs by Cathy that Rob will call and nothing is happening. We are unable to mortgage our property because the banks are awaiting for the financials if those financial are not ready in 24 house rest assured we will meet at the Community Schemes Ombudsman because I will be lodging a dispute.

Disappointing
Lacklustre service. Does not respond to emails. Constant mistakes with billing. Inconsistent when it comes to emailing statements. When updates are requested nothing is supplied. Fuck these people. I’m a home owner by the way.

Disgusting Attitude
I wrote to Jackie and requested my levy statement,not only did she refuse to acknowledged me by writing directly to my husband she totally erased me from the levy statement .I wrote to her to ask for an amended statement she totally ignored me and when i called she was so unapologetic .Just to put it out there my husband is white and i am not .I have never been so disregarded in my life !Spoke to another Roxanne who is equally rude. The attitude of these people stinks !!

Obviously not a company you want to be with if they leave people living with leaking rooves in the winter - how inhumane and insensitive! Can't think how awful it would be to live with water dripping in all over the house - and onto one's furniture and bed!

This is the property management company who manages our 8 little sectional title cottages in Dean Lane, Newlands. Newlands is a very wet area with the highest rainfall in the Cape Metropole area. I have been battling with two leaking sky lights every winter for the past few years, however this management company, despite repeated requests, don't seem to be able to get this problem sorted out. I am living in this wet cold weather with a leak above my bed, as well as in the living room over the furniture.
Twice someone has been to have a look, however that is the end of it, nothing more happens.
I would not advise anyone to use this company's management services.
